RESERVATION POLICIES
 
DEPOSITS:
An initial deposit is required to reserve this condo. A deposit must be received prior to Owner reserving block of time on availability calendar. Once received reservation is considered confirmed. Final payment must be collected and received one week prior to reservation dates. Failure to make final payment by that date will be considered a cancellation and all monies collected to that point will be retained.
 
Holiday policy (reservations made between 12/20-1/2) these terms apply: Full payment is due at time of reservation to reserve this condo unless otherwise agreed upon by the owner and guest. Once received the reservation is considered confirmed. Monies will not be refunded for any cancellations that take place 60 days prior to reservation dates. Please note this is applicable to Holiday dates and rates ONLY.
 
CANCELLATIONS:
Should you need to cancel at any time, written notification is required. Written notification given 30 days prior will result in a full refund to the guest with exception of Holiday Terms noted above. Any reservation cancelled one week prior to reservation dates all monies will be retained. Failure to make final payment one week prior to reservation dates will be considered a cancellation and all monies paid toward the reservation will be retained.
 
Note: Refunds will not be given for cancellations or changes due to Acts of Nature (including fire, flood, earthquake, storm or other natural occurrences).
 
REFUNDS:
Unused accommodations caused by either late arrival or early departure, or for No Shows, for any reason whatsoever, are non-refundable. Upon arrival, if your accommodations are not as previously specified, you must immediately contact the owner. Failure to do so will wave any claim for non-conforming accommodations.
 
OCCUPANCY:
The number of guests, including children, is limited to the sleeping capacity indicated. Underage individuals are not permitted to rent. Any reservations obtained under false pretense may be subject to loss of deposit and/or rent. No loud parties, loud gatherings or illegal activities are allowed. Motor homes or campers are not permitted to hook up to utilities on any rental premises.
 
MAINTENANCE:
Every effort is made to maintain the accommodations in good repair. All repairs will be handled as quickly as possible. However, no rent refunds will be made for malfunctions.
 
NO PETS:
Sorry, pets are not allowed in or on the vacation property premises. A pet or evidence of a pet found on premises may cause forfeiture of entire rent and deposit and immediate tenant eviction.
 
PARKING / TOWING POLICY:
Parking is not allowed on the streets. There are "NO PARKING" signs posted all around the Sawmill Station complex. Anyone who violates this will be towed at the owner’s expense. Steve’s Towing Service is the company that you will have to contact to reclaim your vehicle - should it get towed. The phone number is 970-887-3661 and the fee for the towing is $250.00. There will also be a daily storage fee for any vehicle(s) that have been towed.
